From the outset the sustainable building design principles were embedded in the project and adopted by the design team to maximise the potential for achieving the required Excellent BREEAM Assessment rating. The primary intention was to design the building to employ passive methodologies wherever possible; to negate the need for energy consuming mechanical and electrical systems as much as possible.
To achieve this, the building has a narrow plan with a combination of opening windows and motorised louvers with exposed thermal mass to maintain thermal comfort. All lighting is zoned with daylight and PIR sensors to ensure lights remain off when not required. Roof gardens have been included to provide external garden space in this city centre location to enhance the health and wellbeing of building occupants.
